LEASE INFORMATION

 

Applicants will be required to complete an application and sign an authorization for a background and credit check.  There is a non-refundable $25.00 application fee to process an application. All applicants must submit a legible photocopy of their driver's license and/or state issued photo I.D.

 

Security Deposit: Security deposits are determined by the applicants credit report, rental history and employment history. Our minimum security deposit is listed on the properties for lease page by property listed. In some cases, we may ask for an increased amount to offset certain risks found during the screening process.

 

Pet Policy: A policy of $300.00 per pet is required, with $100 of it being non-refundable. The pet deposit is required upon execution of the lease contract. The only acceptable pets are dogs, cats, fish, and birds. Large breeds of dogs, or pets which demonstrate aggressive behavior, are not allowed. Pit Bulls (as well as mixed breed), Rottweilers, Dobermans, and Chows are prohibited. No pet weighing more than 70 pounds at adult maximum growth is permitted. No more than one (1) pet will be allowed on premises. Damages to lawns, grounds, doors, screens, or any part of the premises will be charged against deposits.

 

Smoking Policy: Smoking is NOT permitted in our homes, by anyone at any time.

 

After the applicant pays a deposit to hold the property and it is removed from the market, the related funds are at risk of forfeiture. If applicant fails to sign the lease and pay the first month's rent within 2 weeks of approval, the owners will retain all monies received as liquidated damages for lost rentals and expenses incurred.
